We’ll discuss both your short-term and long-term goals, and what type of property you’re looking for—whether it's your first (or tenth) investment, your first home, or the dream home you've always wanted.
During this conversation, we also assess whether we're the right fit for you. If we feel that we cannot help based on your current situation or requirements, we’ll be upfront and let you know during the call, so we don’t proceed further. Being selective with our clients allows us to provide the best service and results for everyone, ensuring that neither your time nor your money is wasted.

At the end of the strategy call, if we believe that we can help you and you wish to proceed further, we will send through an agency agreement. Once signed and the initial retainer is received, we will immediately begin to thoroughly research various markets and properties, based on your particular strategy.
4. Research and Sourcing
This is where things start to move quickly! After conducting thorough research on various markets and property options tailored to your needs, we’ll present you with the best deal available in the current market. We’ll provide a detailed breakdown of all costs associated with the property and explain why it's the most suitable option for you. Depending on the property and its circumstances, we may have already negotiated the best price, or we’ll begin negotiations once we have your approval to proceed.
Once we have secured the best price for the property and a sales contract has been signed, we continue to represent you by organising essential services such as building and pest inspections (if applicable), conveyancing and liaising with your mortgage broker or financier to ensure everything runs smoothly.
Our role during this step is critical, as there are important deadlines that must be met for the sale to proceed. We also monitor the transaction closely to address any potential issues promptly. In some cases, depending on the property and the seller's circumstances, we may be able to negotiate a better price during the settlement period.
6. Pre-Settlement
Once the contract goes unconditional, both the buyer and seller are legally committed to the transaction. It’s now just a matter of time before the property is officially yours (the timing will depend on the settlement terms outlined in the contract). We will guide you on what needs to be in place before settlement, such as insurance and property manager contacts.
After the contract becomes unconditional, Lumin8 will send you an invoice for the balance owing (the fee minus the retainer).
On the day of settlement, Lumin8 will coordinate with all involved parties to ensure the smooth transfer of funds and ownership, so you can finally get the keys to your new home!
