First Step -
The first step is to book in a free 15 minute discovery call with Lumin8, just to have a quick chat to see if you are a candidate for our services. We will ask you a few key questions, just to get a basic understanding of you, your situation, and what you are wanting to achieve.
If we don't think that you are suitable, or need to get a few things sorted out before you can purchase, we can guide you and refer you to the professionals you will require in order for you to be ready to progress to our next step.
If we feel we can help, we will book you and your partner or other 'big decision makers' in for the next step - a Strategy meeting.
The Strategy meeting is a much longer, in-depth meeting between Lumin8 and all of the parties that are purchasing the property (you/ partner/ parents/ children/ etc). At this stage we will sit down, and go through your situation, requirements, short/medium and long term goals, and all of the other fine nuances to form a detailed picture of what property Lumin8 will acquire for you.
It is here that we will discuss the L.U.M.I.N.A.T.E process, applicable fees, deadlines, and any other questions you may have.
At this point, if you wish to proceed with us, we will sign a PO form 4 and Agency Agreement to begin the onboarding process!

Step 4 - Inspect
We inspect the property, and highlight any dodgy renovations, unseen risks, assess value, and suitability to the brief.
Step 5- Negotiate
We negotiate and secure the property at the best possible price and terms, beating the rest of the market, and getting you the best results.
Step 6 - Acquire
We manage the purchase process from offer to exchange, ensuring everything is handled correctly and on time in the acquisition process.
Step 7 - Transact
We guide the transaction through settlement, liaising with all parties to ensure a smooth handover.
Step 8- Ensure
We perform 6 and 12 month post-purchase reviews to ensure the property is meeting our capital growth, rental return, and other key point expectations.
